House Rules

Pets are not permitted, due to the private nature reserve setting, wildlife protection, estate rules and guest allergy considerations.

A non-smoking villa indoors. Smoking is only allowed in designated outdoor areas, and cigarette waste must be disposed of safely, with no cigarette butts in the garden, fynbos, pool, hot tub, braai area, beach or nature reserve.

No unauthorised parties or gatherings. Only confirmed paying guests may stay; day visitors must be arranged in advance. No loud music or disruptive outdoor noise. After 21h30, outdoor socialising moves indoors (the hot tub may be used quietly). After 22h00, all noise must be kept to a minimum. Guests must close veranda glass doors if socialising indoors at night. Serious breaches or disrespect toward estate security may result in penalties and/or immediate eviction without refund.

Free unlimited Wi-Fi throughout the property, suitable for general browsing, streaming and video calls (speed may vary with network traffic and weather). Wi-Fi login details are shared with confirmed guests only. Available streaming may include Netflix, DSTV Access Stream, Plex, Prime Video and YouTube Premium / Music. Guests must not log out of the house streaming profiles, and must log out of any personal accounts before departure.

Free secure parking is available. Guests may park in the yard in front of the garage or in the street directly in front of the property where permitted (maximum 4 cars). Guests must not park on the greenbelt, fynbos or natural vegetation.

We understand accidents happen. Please report any breakages or damages as soon as possible so we can replace items before the next guests arrive. Unreported damages or missing items may be charged after check-out.

• Wine glasses: R45 each
• Plates / bowls / side plates: R50 each
• Pool floaties: R450 each
• Pool / hot tub towels: R450 each
• Other items: charged at replacement value (proof of purchase or replacement cost)

The swimming pool is private but unfenced. Children must be supervised by a responsible adult at all times. A pool safety net may be available on request but does not replace supervision. No glass, smoking or unsafe behaviour around the pool. Pool floaties are available but must be returned after use.

The wood-fired hot tub is private for guests and must be used responsibly according to the instructions provided. Never leave the hot tub fire unattended. All fires must be completely extinguished and cold to the touch before going to bed or leaving. The pool and hot tub use borehole water; if the water shows natural colour variation, spa tablets may be available for guest use.
